Controls Project Manager

Position Overview
The Controls Project Manager will lead the planning, coordination, and delivery of building automation and HVAC controls projects from design through commissioning and closeout. This role is responsible for managing project scope, schedule, budget and quality while coordinating multidisciplinary teams, subcontractors, and clients to ensure integrated Building Automation System (BAS/BMS) solutions meet performance, safety, and regulatory requirements.

Key Responsibilities

  • Lead end-to-end project management for controls and BAS/BMS installations, including planning, scheduling, budgeting, and progress reporting.
  • Coordinate with clients, engineers, contractors, and internal teams to define scope, technical requirements, and success criteria for HVAC controls and building automation projects.
  • Oversee installation, programming, integration, testing and commissioning of HVAC controls, BMS hardware and software (including controllers, sensors, field devices, and networks).
  • Manage project teams and subcontractors, assign tasks, monitor performance, and ensure adherence to safety and quality standards on site.
  • Develop and maintain project documentation including specifications, drawings, change orders, test reports, and commissioning records.
  • Identify technical risks and issues, provide troubleshooting and solutions for controls and BAS integration problems, and implement corrective actions.
  • Ensure compliance with applicable codes, standards and manufacturer guidelines (e.g., BACnet, Modbus, local electrical and mechanical codes).
  • Prepare accurate cost estimates, manage budgets and invoices, track project financials, and process change orders as needed.
  • Lead client handover, training, and sustained services planning, and provide technical support during warranty and post-commissioning phases.
  • Drive continuous improvement by capturing lessons learned, implementing best practices, and contributing to proposals and technical scopes for new work.

Qualifications

  • Bachelors degree in Mechanical/Electrical Engineering, Building Systems, Construction Management or related field; equivalent experience considered.
  • Minimum 5 years of project management experience in HVAC controls, BAS/BMS, or building automation projects; prior construction site experience required.
  • Demonstrated technical knowledge of HVAC systems, BAS architectures, controllers, field devices, protocols (BACnet, Modbus), and common manufacturers/platforms.
  • Proven experience with system programming, integration, testing and commissioning of BMS/BAS solutions.
  • Strong project management skills, including schedule and budget control; PMP, CCM or equivalent certification is a plus.
  • Excellent communication, leadership and stakeholder management skills with the ability to coordinate multidisciplinary teams and subcontractors.
  • Proficient with construction documents, electrical and mechanical drawings, AutoCAD or similar, and project management tools (MS Project, Primavera, or equivalent).
  • Ability to travel to job sites, perform site supervision, and work flexible hours as project needs require; valid drivers license.
  • Commitment to safety, quality and customer satisfaction, with a track record of delivering complex controls projects on time and on budget.
