Job DescriptionJob Title: Property Manager III

Schedule: Onsite | Day Shift (8:00 AM - 5:00 PM)

Location: San Jose, CA

Position Overview

The Property Manager III provides full-time, temporary coverage supporting property and facility operations for a portfolio of owned and leased buildings. This role is responsible for lease administration, vendor management, tenant and landlord relations, and oversight of building operations. The position ensures efficient facility performance, compliance with regulations, and delivery of high-quality tenant services.

Responsibilities

  • Manage day-to-day operations for assigned properties, including maintenance, repairs, and facility upkeep
  • Administer lease agreements and maintain strong relationships with landlords and tenants
  • Monitor and manage vendor performance, including procurement processes and contract negotiations
  • Oversee budgets, payables, operating expenses, reconciliations, and variance reporting
  • Coordinate maintenance priorities and ensure timely resolution of facility-related issues
  • Support regulatory visits and ensure compliance with applicable codes, safety standards, and organizational policies
  • Collaborate with cross-functional teams including Real Estate, Legal, Risk, Finance, and leadership
  • Track and report on property metrics, work orders, and space utilization
  • Manage tenant services, including move-ins, move-outs, and tenant improvement processes
  • Identify process improvements and recommend operational enhancements

Required Qualifications

  • 5+ years of experience in property management, facility management, or a related field
  • Bachelor's degree in Business Administration, Management, or equivalent experience
  • Experience managing both owned and leased properties, including lease administration and landlord relations
  • Strong knowledge of leasing practices, construction management, building codes, and OSHA regulations
  • Experience with financial management, including budgeting, expense tracking, and reconciliations
  • Excellent communication, negotiation, and conflict resolution skills
  • Ability to work independently, manage multiple priorities, and meet deadlines
  • Experience supporting healthcare or clinical facilities
  • Familiarity with regulatory visits and environmental health and safety programs

Pay Details: $50.00 to $55.00 per hour
