Position Overview
The Maintenance Supervisor and After Hours Onsite Employee is the primary on-site maintenance professional responsible for the day-to-day upkeep, repair, and operational condition of a 312-unit apartment community. Residing in the community, this role serves as the first point of accountability for all maintenance activity at the property, working closely with the Community Manager on daily operational needs while reporting directly to the Facilities Manager for performance, standards, and technical direction. The Maintenance Supervisor and After Hours Onsite Employee directly supervises one Maintenance Technician and one Porter, ensuring timely completion of work orders, efficient unit turns, clean and safe grounds, and a well-maintained property that reflects the Fuller Apartment Homes standard of excellence.
Key Responsibilities
- Perform and oversee hands-on maintenance and repairs across all property systems: plumbing, electrical, HVAC, appliances, carpentry, painting, and drywall
- Supervise, direct, and support the Maintenance Technician and Porter in daily duties; review and approve staff timecards
- Lead all unit turns, including walkthroughs, scoping, timelines, and quality control
- Manage vendor and contractor relationships
- Conduct daily property walks to monitor grounds, common areas, amenities, and building systems
- Ensure all life-safety systems, emergency equipment, and required postings are maintained and up to date
- Maintain accurate work order records in AppFolio and unit turn documentation
- Oversee camera/surveillance systems, EV charging stations, key logs, gate remotes, and resident access controls
- Serve as the primary after-hours emergency contact; conduct nightly property rounds as needed
- Maintain compliance with OSHA standards, company safety policies, and applicable regulations
Requirements
- Experience in residential property maintenance, including plumbing, electrical, HVAC, and general repairs
- Prior supervisory experience managing maintenance staff
- Valid California driver's license
- Ability to read safety rules, maintenance instructions, and procedure manuals
- Strong communication skills and professional, resident-facing demeanor
- Comfortable working outdoors and in varying conditions
- Ability to lift up to 25 lbs regularly; occasionally move 100+ lbs
- Must reside on-site
- Available for primary after-hours emergency response
- Basic computer, smartphone/tablet, and email proficiency, including Gmail
