JOB SUMMARY:
Under general supervision, to repair/maintain water, sewer and gas lines in resident manors, community facilities and outside buildings.
To perform related work as required.
ESSENTIAL FUNCTIONS:
Repairs and/or replaces plumbing fixtures, such as garbage disposals, water heaters, toilets, sinks, basins and faucets. Disconnects, rewires electric garbage disposals, drains water heater tanks, changes electric heater elements and rewires to junction boxes to test electric current with an ohms meter.
Operates sewer line cleaning equipment unclogs stoppages and locates and repairs water leaks in walls and ceilings. Repairs/ replaces water, sewer and gas service lines, drives a truck and maintains a truck inventory of materials and supplies.
Regular attendance required. All duties performed on-site for Community.

NON-ESSENTIAL FUNCTIONS:
Follows up on resident complaint requests, corrects the problem and discusses with residents or refers to the supervisor-noting disposition.
Maintains job time, material records and assists other building maintenance crews during peak workloads as assigned.
EQUIPMENT OPERATED:
Sewer machines, small hand tools, leak detectors, pipe locators.
WORK ENVIRONMENT:
Exposure to dust, normal outdoor elements, inside resident manors and community facilities.
DESIRABLE QUALIFICATIONS:
Graduation from high school and considerable experience in plumbing work or equivalent combination of education and experience that produces the following:
· Knowledge of the occupational hazards and safety precautions
· Knowledge of the principles, practices, tools and equipment of the plumbing trade.
· Knowledge of the laws and regulations regarding plumbing, gas and sewer systems.
· Ability to read and write work-related job instructions in English.
· Ability to learn basic electrical procedures and safety precautions.
· Ability to operate equipment that requires a high degree of manipulative skill.
· Ability to work from sketches, diagrams to understand and carry out oral/written
instructions.
· Ability to maintain records and prepare reports.
· Ability to communicate effectively with others in English.
· Ability to understand and relate to the needs and concerns of senior citizens.
· Ability to establish/maintain effective working relationships with co-workers and residents.
· Ability to pass respiratory pulmonary function test.
· Ability to pass qualitative and/or quantitative respirator fit test.
· Skill in the use and care of tools and equipment used in the plumbing trade.
SPECIAL REQUIREMENTS:
Possession of a valid California driver’s license.
Ability to pass respiratory pulmonary function test and annual medical examination.
Ability to pass qualitative and/or quantitative respirator fit test.
PHYSICAL REQUIREMENTS:
Frequent carrying and lifting of up to 100lbs. and frequent kneeling, pulling, pushing and stooping with occasional balancing, climbing, crawling, crouching and reaching.
MENTAL REQUIREMENTS:
Reading, problem solving, verbal & written communication, customer contact.
