Job Description

The Maintenance Technician plays a key role in maintaining the safety, functionality, and appearance of an apartment community. You will perform a wide range of maintenance tasks in apartment homes and common areas, ensuring repairs are completed promptly, accurately, and to high standards. This position is ideal for a hands-on, dependable professional with strong mechanical aptitude and a commitment to providing excellent service to residents and colleagues.

Responsibilities

  • Perform routine maintenance and repairs in apartment homes and common areas to ensure safe and efficient operation of the property.
  • Troubleshoot and repair plumbing, electrical, HVAC, and appliance issues in a timely and professional manner.
  • Complete assigned work orders accurately, promptly, and in accordance with company standards and procedures.
  • Conduct preventative maintenance to reduce future repairs and minimize equipment downtime.
  • Ensure compliance with safety regulations and maintain a clean, organized, and safe work environment.
  • Perform residential painting and touch-up work to maintain the overall appearance and appeal of the community.
  • Respond courteously and promptly to resident maintenance requests and provide exceptional customer service.
  • Communicate maintenance issues, repair needs, and project status clearly and effectively with management and team members.
  • Use troubleshooting techniques to identify root causes of maintenance problems and implement effective solutions.

Essential Skills

  • Hands-on experience performing maintenance and repairs in residential or apartment settings, with prior apartment or property maintenance experience preferred.
  • Working knowledge of basic plumbing, including identifying and repairing leaks, clogs, and common fixture issues.
  • Working knowledge of basic electrical systems, including safely troubleshooting and repairing minor electrical issues.
  • Working knowledge of basic carpentry and general repairs for residential properties.
  • Experience with HVAC troubleshooting and basic maintenance.
  • Mechanical aptitude and strong problem-solving skills to diagnose and resolve maintenance issues efficiently.
  • Ability to work independently with minimal supervision while contributing effectively as part of a team.
  • Strong attention to detail and commitment to completing tasks to a high standard.
  • Good time management skills with the ability to prioritize tasks and manage multiple work orders.
  • Ability to communicate clearly and professionally with residents, colleagues, and management.
  • Valid driver’s license and reliable transportation, if required for the role.

Additional Skills & Qualifications

  • Prior experience in apartment or property maintenance is preferred but not strictly required.
  • Experience using Yardi Maintenance or similar maintenance management software is a plus.
  • Comfort working with preventive maintenance programs and schedules.
  • Customer service mindset with the ability to handle resident interactions courteously and professionally.
  • Willingness to learn new systems, tools, and procedures related to property maintenance.

Work Environment

The role involves working both indoors and outdoors in an apartment community, in varying weather and environmental conditions. You will regularly lift, carry, and move materials, tools, and equipment as needed to complete maintenance tasks. The position requires frequent standing, walking, bending, climbing, and kneeling for extended periods while performing repairs and inspections. You will use standard maintenance tools and equipment, as well as maintenance software such as Yardi Maintenance when applicable, while working in occupied and common areas of the property.

Job Type & Location

This is a Contract to Hire position based out of Hawthorne, CA.

Pay and Benefits

The pay range for this position is $28.00 - $30.00/hr.
