Project Manager

Overview

We are seeking an experienced Construction Project Manager to provide leadership and oversight for commercial construction projects from preconstruction through closeout. This individual will be responsible for managing project operations, financial performance, schedules, subcontractors, client relationships, and overall project execution while ensuring the highest standards of safety, quality, and customer satisfaction.

This position offers the opportunity to lead moderately complex projects or significant portions of large-scale construction programs while working closely with owners, architects, engineers, subcontractors, and field teams.

Key Responsibilities

Project Leadership & Execution

  • Manage all phases of construction projects from preconstruction through final closeout.
  • Lead project planning, scheduling, budgeting, procurement, and execution activities.
  • Coordinate owners, architects, engineers, subcontractors, vendors, and field personnel.
  • Maintain strong project communication and documentation throughout the project lifecycle.
  • Identify project risks and develop proactive mitigation strategies.

Preconstruction & Procurement

  • Support preconstruction efforts including scope development, trade coordination, quantity takeoffs, bid package development, and schedule planning.
  • Lead subcontractor buyout activities including bid review, scope evaluation, negotiations, and contract awards.
  • Coordinate procurement of materials and equipment to support project schedules.
  • Assist with conceptual budgeting, estimating, and GMP development.

Project Controls & Financial Management

  • Develop and maintain project schedules in collaboration with field leadership.
  • Monitor project costs, budgets, forecasts, contingencies, and overall financial performance.
  • Manage owner and subcontractor pay application processes.
  • Prepare cost reports, forecasting updates, and profitability analysis.
  • Review and negotiate change orders while maintaining project financial objectives.

Contract & Subcontract Management

  • Administer subcontract agreements and monitor subcontractor performance.
  • Review subcontractor pricing, schedules, and contract compliance.
  • Coordinate with legal and risk management teams as necessary.
  • Manage contract modifications, claims, and project correspondence.

Meetings & Stakeholder Coordination

  • Lead Owner-Architect-Contractor (OAC) meetings, progress meetings, and project review meetings.
  • Serve as the primary point of contact for owners, architects, consultants, and project stakeholders.
  • Maintain strong working relationships with clients and project partners.

Safety & Quality

  • Promote and support a strong project safety culture.
  • Participate in incident investigations and corrective action implementation.
  • Ensure compliance with project quality standards and construction best practices.
  • Support continuous improvement initiatives and Lean construction principles.

Project Closeout

  • Lead project turnover and closeout activities.
  • Manage punch list completion, warranties, as-built documentation, O&M manuals, and final project documentation.
  • Ensure successful financial closeout and client satisfaction.

Qualifications

Required

  • 7+ years of construction project management experience.
  • Strong background managing commercial construction projects.
  • Experience with budgeting, scheduling, forecasting, subcontractor management, and change order administration.
  • Proficiency with construction management software and scheduling platforms.
  • Strong communication, leadership, and relationship-building skills.
  • Ability to manage multiple priorities in a fast-paced environment.

Preferred

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  • Experience with GMP, design-build, CMAR, or negotiated project delivery methods.
  • Experience leading projects from preconstruction through closeout.
  • Knowledge of Lean construction principles and best practices.

Additional Information

  • Must possess a valid driver's license.
  • Ability to work onsite at active construction projects as required.
  • Occasional travel may be required.
  • Flexible work hours may be necessary to support project schedules and milestones.
