Job Summary

Under the direction and supervision of the Vice President/General Manager and President/CEO, the SPMI Branch Manager provides leadership, supervision, property management, business development, and administrative support for Select Property Management. The position is responsible for the day-to-day operation of the assigned branch, including staff oversight, owner and tenant relations, leasing, maintenance coordination, financial administration, and portfolio support.


Key Responsibilities

  • Lead branch operations and provide day-to-day supervision of assigned office staff and resident managers.
  • Evaluate assigned staff performance; approve employee timecards, absence requests, and mileage reimbursement requests; and participate in interviewing employment candidates.
  • Keep the General Manager informed of potential or developing issues involving employees, tenants, owners, or branch operations.
  • Market property management services, schedule and meet with prospective clients, perform initial property inspections, and prepare owner management contracts.
  • Communicate regularly with property owners and clients regarding property conditions, turnover, re-rental rates, projects, tenant matters, and other portfolio needs.
  • Enter or forward new property information to accounting and coordinate account close-outs with accounting.
  • Supervise leasing operations, including property advertising, showings, applicant and tenant paperwork, lease approval and execution, and move-in coordination.
  • Schedule and complete move-in, move-out, and occupied-property inspections.
  • Complete or approve security deposit dispositions and related move-out documentation.
  • Monitor tenant delinquencies and payment plans; sign, serve, and mail required notices, including 3-day notices.
  • Handle tenant, owner, and client complaints professionally and coordinate appropriate follow-up.
  • Supervise maintenance operations and work orders; verify scheduled work is completed and accurately documented in AppFolio.
  • Coordinate and manage larger property projects, including major repairs such as roofing or fire-related restoration, as applicable.
  • Manage assigned commercial accounts and prepare commercial leases, as applicable.
  • Manage assigned HOA accounts, including reporting, annual meetings, tax-related coordination, and communication with HOA presidents and boards, as applicable.
  • Review and approve management income reports and payables for assigned portfolios, as applicable.
  • Process or oversee rent entries, deposits, ACH transactions, vendor payments, check requests, bill coding, and other branch financial administration as assigned.
  • Handle files requiring collection referral and coordinate collection activity.
  • Maintain branch records, files, keys, and on-call lists; complete periodic file and key purging.
  • Monitor email and telephone communications throughout the day, return calls promptly, and document relevant activity in AppFolio.
  • Provide front-office and telephone coverage and open or close the office as operationally necessary.
  • Schedule property showings, inspections, work orders, and other appointments for branch staff as needed.
  • Prepare and submit bi-weekly reports to the General Manager and attend manager meetings.
  • Assist other office managers and branches when needed.
