The Maintenance Manager is the lead employee managing a 151-unit apartment building, garages, and garden for low-income seniors in San Francisco.

This position covers a broad range of activities including:

· Maintaining the physical property and equipment.

· Ensuring the safe and efficient operation of the building’s physical and mechanical systems.

· Ensuring compliance with all fire, elevator, building code, etc. regulations.

· Overseeing two night managers who live in the building.

· Managing a maintenance staff of 5 people.

· Interacting respectfully with residents, caregivers, visitors, and fellow staff members.

Facility Description

Menorah Park is a 151-unit apartment building that receives federal subsidies as a building-based Section 8 facility. As a non-profit agency, we seek to provide an environment that recognizes the social and emotional needs of our residents, in addition to providing a comfortable, attractive, and safe physical environment.

Job Responsibilities

1. Develop, implement, and oversee the maintenance, preventative maintenance, janitorial, safety, and emergency response programs.

2. Supervise the maintenance and janitorial staff. Perform annual written performance reviews of all direct reports.

3. Identify, purchase, and manage all maintenance materials and supplies.

4. Conduct daily inspection of facility: boilers, ventilation, etc.

5. Prepare for onsite inspections from regulatory agencies (local, state, and federal).

6. Manage annual maintenance: elevator inspections, fire alarm inspections, window, and carpet cleaning, etc.

7. Maintain records, reports, and work logs.

8. Assist the Executive Director to resolve facility problems regarding the physical building and grounds.

9. Obtain contractor bids and work with and oversee vendors and contractors.

10. Coordinate apartment turnover when tenants move out.

11. Respond to tenants’ work order requests by assessing the work needed and delegating them to staff.

12. Manage night managers’ scheduling.

13. Liaison with the five commercial tenants on building related issues.

Qualifications

1. Knowledge of plumbing, electrical work, carpentry, painting, and other skills associated with building operations and maintenance.

2. Experience in maintaining a large building and working with contractors and vendors.

3. Experience managing staff.

4. Knowledge of safety standards and procedures, preventative maintenance, products, and equipment.

5. Interested in working in a service-oriented environment.

6. Excellent communication skills, both written and spoken.

7. Bilingual expertise is helpful but not required in English/Russian or English/Chinese.

Hours

· 37.5-hour work weeks, five days/week.

· Some overtime may be required.
