Service Project Manager - Building Automation & HVAC Controls
Position Overview
We are seeking an experienced Service Project Manager to lead and deliver service-focused projects for building automation and HVAC controls. The role combines technical knowledge of BAS/BMS and HVAC controls with strong project management and customer-facing skills to ensure projects are completed on time, on budget, and meet performance and quality expectations. You will coordinate field service teams, manage scope and budgets, oversee commissioning and start-up, and act as the primary client contact for service projects.
Key Responsibilities
- Manage the full lifecycle of service projects for building automation systems and HVAC controls, from scoping and planning through commissioning and closeout.
- Develop and maintain project schedules, budgets, and resource plans; track progress and implement corrective actions to meet milestones.
- Coordinate and supervise service technicians, subcontractors, and vendors to ensure safe, compliant and high-quality installations and repairs.
- Serve as primary client point of contact for service projects, providing regular status updates, managing expectations, and resolving issues promptly.
- Prepare and review service proposals, change orders, and documentation including test reports, as-built drawings, and operations manuals.
- Oversee commissioning, start-up, functional testing, and performance verification of BAS/BMS and HVAC control systems.
- Ensure adherence to safety policies, codes, and regulatory requirements across all service activities.
- Implement continuous improvement initiatives to optimize service delivery, reduce downtime, and improve customer satisfaction.
- Collaborate with engineering, sales, and operations teams to transition projects from service to maintenance and long-term support.
- Maintain accurate project documentation in project management and ticketing systems and provide post-project reports and lessons learned.
Qualifications
- Bachelors degree in Mechanical/Electrical Engineering, Building Systems, Construction Management or equivalent technical experience; or proven background as a Service Project Manager or PM in HVAC/controls.
- 5+ years experience managing service projects involving HVAC controls, BAS/BMS, or building automation systems; hands-on technical knowledge of HVAC, controls and commissioning.
- Strong familiarity with Building Automation System (BAS) platforms, BMS configurations, controllers, sensors, and HVAC controls integration.
- Demonstrated project management skills, including scheduling, budgeting, resource allocation, and change management; PMP or equivalent certification is a plus.
- Excellent communication and client-facing skills with experience leading field teams and coordinating subcontractors.
- Proficient with project management and service ticketing software, Microsoft Office suite, and commissioning/test documentation.
- Ability to troubleshoot control systems, read mechanical and electrical drawings, and interpret control sequences.
- Valid drivers license and willingness to travel to project sites as required; ability to work occasional extended hours for critical project phases.
- Preferred: certifications or training in BAS/BMS platforms, NATE, BTL, or relevant manufacturer certifications; experience with service-focused KPIs and SLA management.
