Construction Project Manager
A well-established, privately held real estate investment, development, and property management organization is seeking an experienced Construction Project Manager to join its growing team. This company has a long-standing reputation for quality, stability, and successful development projects across multiple states and asset classes.

Position Overview
The Construction Project Manager will oversee commercial construction projects from pre-construction through project completion and tenant occupancy. This individual will be responsible for budgets, schedules, subcontractor management, permitting, consultant coordination, and overall project execution.
The ideal candidate brings strong commercial construction experience, a hands-on understanding of construction methods, and the ability to effectively manage multiple stakeholders while maintaining quality, schedule, and budget objectives.
Key Responsibilities
Pre-Construction
- Conduct site inspections and project feasibility analysis
- Develop project budgets, cost estimates, and schedules
- Review plans, specifications, and bid documents
- Coordinate with architects, engineers, and consultants
- Solicit, evaluate, and negotiate subcontractor bids
- Lead pre-construction meetings and planning efforts
- Prepare RFPs, bid tabulations, letters of intent, and procurement packages
- Assist with design development and value engineering initiatives
Construction
- Manage project budgets, schedules, and overall execution
- Procure materials and equipment
- Negotiate subcontractor agreements and change orders
- Secure permits, inspections, and certificates of occupancy
- Coordinate with superintendents, contractors, consultants, and vendors
- Monitor project quality, safety, and compliance
- Provide regular project updates to executive leadership
Project Closeout
- Coordinate punch list completion
- Manage final inspections and testing
- Conduct final project walkthroughs
- Ensure successful project turnover and occupancy
Qualifications
- 8+ years of commercial construction project management experience
- Experience managing projects from pre-construction through closeout
- Strong budgeting, estimating, scheduling, and contract administration experience
- Ability to read and interpret construction drawings and specifications
- Experience managing subcontractors, consultants, and vendors
- Knowledge of permitting processes with city, county, and state agencies
- Strong communication, negotiation, and leadership skills
- Hands-on construction or trade experience highly preferred
- Experience working for an owner/developer or owner-builder environment is a plus
