Job Description Position Overview

The Superintendent is responsible for leading all day-to-day field operations for Class A commercial office tenant improvement and renovation projects. This position will manage projects from demolition and mobilization through construction, finishes, punch list, and final turnover.

The ideal candidate has a strong background specifically in high-end commercial interiors, office renovations, and tenant improvements, with experience working in Class A office buildings and high-rise environments. This role requires a Superintendent who understands the unique challenges of interior construction, including occupied buildings, tight schedules, complex logistics, premium finishes, MEP coordination, building management requirements, and maintaining a clean and professional jobsite.

Key Responsibilities

  • Manage daily field operations for Class A commercial office tenant improvement and renovation projects.
  • Lead projects from demolition and initial site preparation through build-out, punch list, closeout, and client turnover.
  • Coordinate all subcontractors, vendors, deliveries, inspections, and field personnel.
  • Develop and maintain short-term look-ahead schedules to ensure project milestones and completion dates are achieved.
  • Coordinate construction activities with the overall master project schedule.
  • Manage projects involving occupied buildings and minimize disruption to existing tenants and building operations.
  • Coordinate off-hours, weekend, phased, and occupied-space construction when required.
  • Manage demolition, framing, drywall, ceilings, flooring, millwork, glazing, doors and hardware, painting, specialty finishes, and other interior scopes.
  • Coordinate HVAC, plumbing, electrical, fire protection, low-voltage, lighting, controls, and other MEP systems.
  • Oversee installation of high-end architectural finishes and ensure workmanship meets project expectations.
  • Review architectural, structural, and MEP drawings and specifications to identify potential field conflicts and constructability concerns.
  • Coordinate closely with Project Managers regarding RFIs, submittals, change orders, procurement, long-lead materials, and schedule impacts.
  • Conduct subcontractor coordination meetings, safety meetings, and daily field planning.
  • Coordinate with property management, building engineers, landlords, architects, consultants, and client representatives.
  • Manage building access, loading dock schedules, elevators, material deliveries, shutdowns, and site logistics.
  • Maintain clean, organized, safe, and professional jobsites appropriate for Class A commercial environments.
  • Monitor subcontractor manpower, productivity, quality, and schedule performance.
  • Coordinate inspections, testing, commissioning, and building department requirements.
  • Maintain accurate daily reports, progress photographs, manpower records, and field documentation.
  • Identify potential delays and field issues early and develop solutions to maintain the project schedule.
  • Manage punch lists and ensure timely completion of corrective work.
  • Oversee final inspections, client walkthroughs, turnover, and project closeout.

Qualifications

  • 5+ years of experience as a Superintendent or Assistant Superintendent within commercial construction.
  • Strong commercial office tenant improvement and renovation experience required.
  • Experience with Class A office interiors and high-rise construction environments strongly preferred.
  • Experience managing high-end interior build-outs from demolition through final turnover.
  • Strong understanding of commercial interior construction sequencing.
  • Experience working in occupied buildings and coordinating construction around existing tenants and building operations.
  • Strong knowledge of interior finishes, drywall, ceilings, flooring, millwork, glazing, doors and hardware, and MEP systems.
  • Experience coordinating multiple subcontractors within tight and highly sequenced project schedules.
  • Ability to read and interpret architectural, structural, mechanical, electrical, plumbing, and life-safety drawings.
  • Strong scheduling and short-term planning capabilities.
  • Strong understanding of construction safety, quality control, and site logistics.
  • Excellent leadership, communication, organization, and problem-solving skills.
  • Ability to professionally interact with clients, architects, property managers, building engineers, subcontractors, and project stakeholders.

Preferred Qualifications

  • Experience with multi-floor Class A office renovations and tenant improvements.
  • Experience with large corporate office build-outs and headquarters renovations.
  • Experience working within occupied high-rise buildings.
  • Experience managing phased construction and aggressive schedules.
  • Experience with high-end architectural finishes, custom millwork, specialty ceilings, architectural glass, lighting, and premium finish packages.
  • Experience coordinating complex MEP upgrades within existing buildings.
  • Familiarity with building shutdowns, after-hours work, elevator coordination, loading dock restrictions, and high-rise logistics.
  • Experience with structural modifications associated with commercial renovations is a plus.
  • Proficiency with Procore, Bluebeam, Microsoft Project, and other construction management platforms.
  • OSHA 30 certification preferred.
  • First Aid/CPR certification preferred.
