Job Description
The Facilities Technician 3 serves as an Operating Engineer responsible for operating, maintaining, troubleshooting, and repairing a wide range of facility systems and equipment. This role requires strong technical expertise in electrical systems, HVAC, and piping/plumbing, while remaining proficient across multiple trades to handle diverse maintenance assignments. The technician focuses on ensuring optimal energy efficiency, safety, and equipment reliability through proactive maintenance planning and thorough record-keeping, and works with flexible scheduling as business needs require.
Responsibilities
- Operate, maintain, troubleshoot, and repair facility systems and equipment with a focus on electrical, HVAC, and plumbing/piping systems.
- Master HVAC fundamentals, including system components, electrical wiring, and refrigerant handling, and diagnose and repair malfunctions to restore proper functionality.
- Analyze complex system issues using Building Automation Systems, blueprints, schematics, pressure readings, and airflow measurements to accurately identify root causes of problems.
- Execute comprehensive preventive maintenance programs for HVACR and chiller systems, ensuring appropriate tools, equipment, and materials are mobilized for optimal performance.
- Perform systematic troubleshooting techniques to determine equipment problems and implement efficient repairs that minimize operational downtime and disruptions.
- Maintain electrical systems, including low and medium voltage power distribution and lighting systems, while ensuring adherence to safety standards.
- Install, repair, and maintain plumbing systems, and perform preventive maintenance on automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations.
- Conduct daily building system start-up procedures for fire pumps, water heaters, boilers, elevators, compressors, and other critical infrastructure.
- Complete miscellaneous facility repairs such as painting, hardware maintenance, and other general building upkeep tasks as needed.
- Collaborate with engineering and operations teams, including lead engineers and other operating engineers, to support reliable facility operations.
- Maintain accurate records of maintenance activities, inspections, repairs, and system performance to support compliance and continuous improvement.
- Demonstrate flexibility in taking on additional responsibilities and adjusting work schedules as business and facility needs evolve.
Essential Skills
- Hands-on experience in facility maintenance with a focus on HVAC systems and commercial building operations.
- Strong knowledge of HVAC fundamentals, including system components, electrical wiring, and refrigerant handling.
- Ability to diagnose and repair HVACR and chiller system malfunctions to restore proper operation.
- Proficiency in using Building Automation Systems, blueprints, schematics, pressure readings, and airflow measurements for troubleshooting.
- Experience maintaining electrical systems, including low and medium voltage power distribution and lighting.
- Skill in installing, repairing, and maintaining plumbing systems in a commercial or industrial environment.
- Capability to perform preventive and corrective maintenance on automatic doors, gates, material handling equipment, fire safety systems, and emergency eyewash stations.
- Strong troubleshooting skills with the ability to systematically identify and resolve equipment and system issues.
- Comfort working as a jack of all trades across multiple technical areas, including HVAC, electrical, plumbing, and general facility maintenance.
- Ability to follow safety standards and procedures when working with electrical, mechanical, and building systems.
- Effective communication and collaboration skills to work with lead engineers and other operating engineers.
Additional Skills & Qualifications
- HVAC certification or Universal HVAC license, particularly with commercial HVAC experience.
- Experience as a maintenance technician or facility maintenance professional in a commercial environment.
- Experience with daily building system start-up procedures for fire pumps, water heaters, boilers, elevators, and compressors.
- Familiarity with material handling equipment and automated building systems.
- Comfort with flexible work schedules to meet changing operational needs.
- Ability to manage documentation and maintenance records in a clear and organized manner.

Work Environment
This role operates in a commercial facility setting, working Monday through Friday with some flexibility in scheduling based on operational needs. You will work closely with a lead engineer and other operating engineers, using building automation systems, electrical distribution equipment, HVACR and chiller systems, plumbing infrastructure, automatic doors and gates, material handling equipment, fire safety systems, and emergency eyewash stations. The environment involves both mechanical rooms and general building areas, with regular hands-on work on equipment, system start-ups, and general facility repairs. Standard professional work attire suitable for a technical facilities role is expected, with adherence to applicable safety practices and use of appropriate personal protective equipment.

This is a Contract position based out of Costa Mesa, CA.
Pay and Benefits
The pay range for this position is $38.00 - $43.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
