Seeking an experienced Construction Superintendent to lead high‐end tenant improvement (TI) projects in the Irvine area. This role requires hands‐on field leadership, exceptional finish‐quality control, and strong subcontractor coordination. Local candidates only — do not apply unless you live within a 30‐minute drive of Irvine.
MUST have Structural Mezzanine Construction Experience

MID SHIFT HOURS 5:00 PM to 1:00 am
Key Responsibilities
- Oversee day‐to‐day field operations from pre‐construction through closeout
- OAC weekly meetings
- Manage and coordinate subcontractors, vendors, and on‐site crews
- Maintain and update schedules, daily reports, and job cost tracking
- Enforce premium finish standards; manage punchlists and quality inspections
- Coordinate RFIs, submittals, permits, and inspections
- Communicate project status to Project Manager/Owner and client representatives
- Maintain jobsite safety and compliance with local codes
Required Qualifications
- Minimum 7+ years as Superintendent on commercial tenant improvement projects with high‐end finishes
- Proven track record delivering premium interiors on schedule and on budget
- Strong leadership, communication, and problem‐solving skills
- Proficient with daily logs, schedules, RFIs, and submittal processes
- Knowledge of local permitting and inspection processes
- Valid driver’s license and reliable transportation
- Must live within a 30‐minute drive of Carlsbad — local candidates only
Preferred
- Experience in commercial, hospitality, corporate interiors, or medical TI
- OSHA 30 (or equivalent) and other relevant safety certifications
Compensation & Terms
- Independent Contractor (1099) — no employee benefits provided
