Job Description Summary
An established general contractor is seeking an experienced Superintendent to lead field operations on a ground-up market-rate multifamily project. The company has a strong background in affordable housing and multifamily construction and is looking for a field leader who understands residential construction, drives schedules, and communicates effectively with owners and project stakeholders.
The ideal candidate has significant experience with ground-up multifamily, affordable housing, market-rate apartments, townhomes, or walk-up developments. Strong scheduling capabilities are a major priority for this position.
Key Responsibilities
- Lead all day-to-day field operations from mobilization through final turnover
- Develop, maintain, and drive the master construction schedule and short-term look-ahead schedules
- Coordinate subcontractors, vendors, inspections, manpower, and material deliveries
- Manage trade sequencing to ensure project milestones and completion dates are achieved
- Proactively identify schedule risks and develop recovery plans when necessary
- Oversee construction of townhome-style and walk-up multifamily units
- Coordinate units featuring ground-level garages with one to two residential stories above
- Review drawings, specifications, RFIs, submittals, and shop drawings
- Lead subcontractor coordination meetings and hold trades accountable for schedule commitments
- Maintain quality control throughout structural, MEP, building envelope, interior, and finish phases
- Manage jobsite logistics, safety, inspections, and overall field productivity
- Maintain strong communication with ownership, Project Managers, architects, consultants, and subcontractors
- Provide clear project updates and ensure ownership remains informed of schedule, progress, and potential issues
- Manage punch lists, inspections, turnover, and final project closeout
Requirements
- 7–10+ years of Superintendent experience with a general contractor or multifamily builder
- Strong ground-up multifamily construction experience required
- Experience with affordable housing and/or market-rate multifamily strongly preferred
- Experience with townhomes, walk-up apartments, garden-style, or similar multifamily construction
- Experience with units incorporating garages at the ground level with residential construction above
- Proven ability to independently run projects from ground-up construction through turnover
- Strong construction scheduling experience required
- Ability to develop and manage detailed schedules, look-aheads, sequencing plans, and recovery schedules
- Strong understanding of subcontractor coordination and field production
- Ability to read and interpret architectural, structural, civil, and MEP drawings
- Strong quality control, safety, and inspection knowledge
- Professional and confident communication skills when working directly with owners and project stakeholders
