Senior Construction Project Manager, New Build (GC-Side) | Irvine, CA

Innovien is supporting a growing ground-up construction portfolio across Southern California. We’re hiring a Senior Construction Project Manager to act as the general contractor on new builds from $5M to $20M+, owning budget, schedule, buyout, safety, and the client relationship. If your career has been on the GC or CM side and you’d rather run a portfolio than coordinate someone else’s, this is the seat.

What You’ll Do

• Lead multiple new-build projects at once from preconstruction through turnover, coordinating every trade from sitework and structural through envelope, MEP, and fire/life safety
• Hold full P&L for your portfolio: monthly cost-to-complete and EAC forecasts, contingency, margin, and cash flow reporting to leadership
• Buy out the work, award bids, issue subcontracts and POs, and hold every sub accountable for schedule, quality, and safety
• Build and maintain CPM schedules and short-interval look-aheads, and recover the schedule when it slips
• Drive RFIs, submittals, change orders, pay apps, permitting, inspections, and full closeout

What You Bring

• 7+ years as a PM for a GC or CM on ground-up new construction, owning the entire project (not a single trade scope, and not primarily retrofits or TIs)
• Completed new builds across multiple building types such as education, healthcare, commercial, industrial, public sector, or mixed-use
• Multiple concurrent multi-million-dollar projects with $20M+ in annual portfolio responsibility
• Personal ownership of forecasting (cost-to-complete, EAC, contingency, margin) on a construction financial platform
• Subcontract buyout, owner billing, sub pay apps, and vendor invoicing
• CPM scheduling in Microsoft Project, Primavera P6, or similar
• Full closeout: commissioning, punch, O&Ms, as-builts, and turnover
• Bachelor’s in construction management, engineering, architecture, or related field, or 10 years of equivalent industry experience

Nice to Have

• PMP certification
• Procore
• Division of the State Architect (DSA) submittal, inspection, and closeout experience

Details

• Hybrid, Irvine, CA: 4 days per week onsite (time at project sites counts toward onsite days)
• Weekly travel to project sites within roughly 120 miles of Irvine
