Job Description

Job Description

Quality Property Restoration is seeking an experienced Restoration Project Manager / Estimator to manage residential and commercial restoration projects from initial loss assessment through completion.

This is a project management and estimating position, not a mitigation technician position. However, strong water-damage mitigation knowledge is essential. The right candidate should be able to walk into a water loss, understand the mitigation requirements, develop an appropriate scope and estimate, and confidently manage the project forward.

Reconstruction/buildback experience is also important. Our ideal candidate understands the full restoration process—from emergency mitigation and estimating through reconstruction, completion and final billing.

We are looking for someone who combines strong restoration knowledge with project ownership, estimating ability, organization, financial awareness, customer service and consistent follow-through.

What You'll Do

As a Restoration Project Manager / Estimator, you will take ownership of assigned projects and be responsible for moving them efficiently from inspection through completion.

Responsibilities include:

  • Inspect water, fire and other property-loss projects and develop appropriate scopes of work.
  • Evaluate water losses and understand drying strategy, affected materials, equipment requirements, demolition needs and mitigation documentation.
  • Prepare accurate, well-supported restoration estimates using Xactimate or other company-approved estimating systems.
  • Estimate and manage reconstruction/buildback projects within your experience and capabilities.
  • Manage assigned projects from initial inspection through mitigation, reconstruction, completion and billing readiness.
  • Develop and maintain project schedules, milestones, next actions and expected completion dates.
  • Coordinate technicians, subcontractors, vendors, customers, adjusters and other project stakeholders.
  • Maintain accurate and current project files and documentation in company-designated systems.
  • Document project conditions, scope changes, customer decisions, approvals and other information necessary to support the project and estimate.
  • Identify legitimate supplements, change orders and additional scope and ensure they are properly documented and pursued.
  • Understand project budgets and costs and make sound decisions that protect project profitability.
  • Establish clear subcontractor scopes, pricing, responsibilities and scheduling.
  • Monitor project progress, identify potential delays or problems early and take appropriate action to keep projects moving.
  • Communicate professionally with property owners, insurance professionals, subcontractors and company personnel.
  • Manage punch-list and completion items through final resolution.
  • Obtain required completion documentation and ensure completed projects are ready for final billing.
  • Maintain professional, organized project files, company vehicles, equipment and work areas.
  • Participate in regular project/WIP reviews and provide clear, current information regarding assigned projects.

What We're Looking For

The successful candidate should have:

  • Strong water-damage mitigation knowledge and experience.
  • Restoration project-management experience.
  • Experience preparing restoration estimates.
  • A solid understanding of insurance restoration projects and documentation.
  • Ability to manage multiple active projects simultaneously.
  • Strong scheduling, organization and follow-through.
  • Ability to understand project budgets and make cost-conscious decisions.
  • Strong written and verbal communication skills.
  • Professional customer-service skills, particularly when working with property owners experiencing a loss.
  • Comfort using computers, mobile applications and project-management systems.
  • Ability to work independently while communicating effectively with company leadership, subcontractors, vendors and other project stakeholders.
  • Valid driver's license and acceptable driving record.

Highly Desirable Experience

  • IICRC certifications.
  • Strong Xactimate experience.
  • Reconstruction/buildback estimating and project management.
  • Fire and smoke restoration.
  • Insurance carrier and adjuster communication.
  • Supplements and change orders.
  • Subcontractor management.
  • Residential and commercial restoration losses.

What Success Looks Like

A successful Restoration Project Manager / Estimator at Quality Property Restoration takes genuine ownership of assigned projects.

You should know where each project stands, what happens next, who is responsible, what could delay it, what financial issues require attention and what is necessary to move the project to completion.

We value people who are proactive, resourceful and capable of solving problems. We also value the professional disciplines that allow a restoration company to operate effectively: accurate estimating, current schedules, complete documentation, organized project files, cost awareness, proactive communication and consistent follow-through.

Our goal is straightforward: well-managed projects, satisfied customers, complete documentation, appropriate profitability and jobs that move efficiently from loss to completion.

Compensation & Position Resources

Salary: $80,000–$100,000 per year, depending on restoration experience, estimating ability, mitigation expertise, reconstruction/buildback experience and demonstrated project-management capability.

Candidates considered at the upper end of the range should be capable of independently managing complex restoration projects from initial loss assessment through mitigation, estimating, reconstruction and final completion.

The position includes:

  • Company vehicle for business use
  • Dedicated office/workspace
  • Company-provided laptop and necessary technology
  • Cell-phone allowance/reimbursement for required business use
  • Paid holidays in accordance with company policy
  • California-compliant paid sick leave
