Project Manager – Multi-Family


We are seeking a Multi-family Project Manager for Capital Improvements, Development & Acquisitions who brings both project execution expertise and an investment mindset. This role goes beyond managing renovations—it plays a key part in identifying and executing value-add strategies across a multifamily portfolio, supporting development initiatives, and assisting with acquisitions. The ideal candidate is comfortable working at the intersection of capital projects, data analytics, and real estate investment decision-making, helping drive both operational performance and long-term asset value.

Key Responsibilities

Capital Expense Project Management

  • Plan, coordinate, and oversee capital improvement projects including interior renovations, infrastructure upgrades, and major equipment replacements.
  • Manage project timelines, budgets, and scope to ensure successful delivery.
  • Conduct site visits to oversee work progress and ensure quality standards are met.

Data Analytics & Reporting

  • Utilize analytics to evaluate project performance, vendor effectiveness, and capital spending trends.
  • Support evaluation and underwriting of value-add investments, development opportunities, and acquisitions.
  • Analyze project costs, forecast budgets, and identify cost-saving opportunities.

Vendor & Contract Management

  • Source, evaluate, and negotiate with contractors and service providers.
  • Manage vendor contracts and ensure compliance with company standards and project requirements.
  • Monitor vendor performance, timelines, and deliverables.

Budgeting & Cost Control

  • Collaborate in the development and management of capital project budgets and procurement planning.
  • Review vendor invoices and payment applications.
  • Track expenditures and maintain financial accountability across projects.

Development & Capital Planning Support

  • Assist with the creation and refinement of development budgets, proformas, and return projections.
  • Maintain project schedules and capital project tracking tools.
  • Support entitlement and permitting processes.

Acquisitions & Due Diligence

  • Assist with due diligence and closing activities for new acquisitions.
  • Coordinate with sellers, lenders, brokers, consultants, and internal teams.
  • Support the transition of new acquisitions to the operations team.

Stakeholder Collaboration

  • Partner with property management teams and corporate leadership to align project strategies with operational needs.
  • Coordinate with architects, engineers, and consultants during design and pre-development phases.
  • Provide stakeholders with regular project updates, performance metrics, and status reports.

Compliance & Risk Management

  • Ensure projects comply with company policies, regulatory requirements, and industry standards.

Technology & Systems

  • Utilize project management systems and reporting tools to track workflows, budgets, and project performance.



Qualifications

Education

  • Bachelor’s degree or technical degree required

Experience

  • Minimum 4 years of experience in a similar role, preferably in multifamily real estate or property operations
  • Experience managing capital projects, renovations, or construction initiatives
  • Supervisory or people management experience preferred

Technical Knowledge

  • Proficiency with Yardi, ADP, and Microsoft Office Suite
  • Strong Excel and analytical capabilities
  • Ability to read and interpret:
    • Invoices and specification sheets
    • Safety rules and operating procedures
    • Blueprints and construction documentation
