Job DescriptionGeneral Description: The maintenance position is responsible for the facility plant maintenance.
Days and Hours on Duty:Tuesday-Saturday 8:30-5:00
Maintenance workers are on duty at the facility daily. (See Personnel Report LIC 500)
Duties and Responsibilities:
- Ensures the physical plant is always maintained and safe for residents.
- Ensures the facility is always compliant with state and local regulations.
- Ensures all necessary facility plant repairs are completed in a timely manner.
- Ensures all facility tools and equipment are maintained and stored properly.
- Oversees all facility preventative and ongoing maintenance to resident rooms, bathrooms and common areas is completed as scheduled.
- Oversees all major facility equipment is always in good working order (facility appliances, heater, air conditioner, plumbing, etc.)
- Oversees that all furniture and fixtures are always in good condition.
- Identifies potential hazards or safety issues in the facility and corrects as needed.
- Implements both a monthly and annual facility maintenance and repair
- schedule.
- Has a checklist system to ensure the building is in working order including water temperature and kitchen equipment?
- Ensures that fire safety equipment and the building alarm system are always in working order.
- Ensures that the resident communication system is always in working order.
- Ensures policies and procedures for infection control, waste disposal and universal precaution are in place.
- Ensures that all work areas are clean, free of hazardous conditions and that all equipment and supplies are safely stored.
- Orders and maintains necessary maintenance parts and supplies.
- Oversees resident’s rooms are ready for move-in
- Reports to the Administrator if certain repairs will require a professional licensed repairperson such as plumber, etc.
- Will ensure that at no time resident’s rights are violated and any alleged abuse is reported.
- Understands what to do and who to call in case of a resident emergency.
