With 23 properties, over 650 residents and projects under construction, we keep busy!
Position Summary:
The Senior Director of Development is responsible for site identification, contract negotiations and partner development and ensures that all real estate transactions are completed in alignment with the Senior Project Manager and Project Coordinator, as a part of PH Development Group’s mission.
Duties and Responsibilities:
Executive Leadership
• Provide management and direction for PH Development Group’s Real Estate Development (RED) department.
• Provide leadership and support to staff assuring PH Development Group’s mission and core values are in place and subscribed to throughout the department.
• Conduct regular annual performance reviews with RED department staff.
• Participate as an active member of PH Development Group’s Senior Leadership Team, contributing to organization-wide strategy, decision-making, and operational coordination.
• Serve as the primary staff liaison to the Board of Directors’ Real Estate Development and Asset Management Committee, including coordinating meeting agendas and materials, presenting development updates, and ensuring timely follow-up on committee direction and action items.
Real Estate Development
• Evaluate potential projects for agreement with PH Development Group’s mission and overall viability and prepare business cases to support the Board of Directors in making decisions.
• Work with outside legal counsel to draft agreements related to deals such as Purchase and Sale Agreements, Operating Agreements, Limited Partnership Agreements, Loan Documents, etc.
• Structure project ownership models in collaboration with PH Development Group leadership and legal counsel.
• Collaborate with RED department staff and other departments to respond to RFPs for funding, land, etc.
• Initiate and maintain relationships with financial institutions, corporations, foundations and other organizations interested in funding affordable housing projects.
• Provide updates to debt and equity partners.
• Collaborate with RED department staff to perform due diligence on sites.
• Draft Letters of Intent to purchase and/or lease land and/or properties.
• Ensure that sites are properly zoned for projects or can be re-zoned for projects as applicable.
• Participate in meetings with planning offices, community groups, etc.
• Prepare real estate-related financial projections and analyses, and monitor project cash flows during pre-development and construction, tracking project budgets and expenditures.
• Oversee design of projects and coordinate with design firms throughout the project.
• Manage the solicitation, negotiation and administration of consultant and vendor contracts and review work product for timeliness, accuracy, and effectiveness.
• Ensure that projects are delivered on time.
Education, Skills, and Experience:
• Bachelor’s degree (B.A.) or equivalent in Finance, Engineering, Construction Management or related field.
• MBA (with real estate focus) or master’s in real estate preferred but not required.
• 15 years’ experience in multi-family or mixed-use residential and commercial real estate transactions.
• Exceptional written and verbal communication skills, as well as interpersonal and relationship building skills.
• Articulation and interpersonal skills necessary to structure presentations to governmental, corporate, or banking personnel to inspire their confidence in working with PH Development Group.
• Mature business judgment.
• Willingness to work flexible hours and in a collaborative, team-based environment.
• Experience with Low-Income Housing Tax Credits and other subsidies such as, tax exempt bond financing, New Market Tax Credits, AHP grants, etc.
• Excellent organizational, time management and problem-solving skills.
• Ability to work in project teams and with a wide variety of individuals.
• Proficient with Microsoft Office products; advanced proficiency with MS Word, Excel, Outlook, Project, PowerPoint, and Google Sheets.
• Ability to work under pressure and successfully meet deadlines.
• Knowledge of and sensitivity to the concerns and needs of individuals living on limited incomes.
