Snapshot / Role Overview
We're looking for a Project Manager in the San Jose area to run large commercial mechanical projects up to $25 million, owning HVAC, plumbing, and piping scopes from kickoff through closeout in one of the most active construction markets in the country.
Impact
- Hold a schedule and a margin at the same time.
- Be the person general contractors and owners call for an answer.
- Deliver chiller, boiler, and central plant work that performs.
Responsibilities
- Own the full lifecycle of major mechanical projects.
- Keep projects profitable through job costing, revenue forecasting, and timely billing.
- Manage RFIs, submittals, and change orders in Bluebeam before they become delays.
- Coordinate vendors, subcontractors, and internal teams so the schedule holds.
- Lead project meetings that keep everyone aligned.
- Negotiate contract terms and resolve scope changes cleanly.
- Track field progress against the schedule of values and verify installations meet spec.
Must-Haves
- Mid-level project management on large commercial mechanical construction.
- A record delivering HVAC, plumbing, and piping scopes.
- Bluebeam and job cost proficiency.
Nice-to-Haves
- Central plant or mission-critical experience.
- Bachelor's degree in Construction Management or Engineering.
Compensation and Logistics
