𝗢𝘄𝗻 𝗲𝘀𝘁𝗶𝗺𝗮𝘁𝗶𝗻𝗴 𝗮𝘁 𝗮 𝗦𝗮𝗻 𝗗𝗶𝗲𝗴𝗼 𝗱𝗲𝘀𝗶𝗴𝗻-𝗯𝘂𝗶𝗹𝗱 𝗳𝗶𝗿𝗺: 𝗻𝗲𝘄 𝗵𝗼𝗺𝗲𝘀 𝗮𝗻𝗱 𝘀𝗺𝗮𝗹𝗹 𝗺𝘂𝗹𝘁𝗶𝗳𝗮𝗺𝗶𝗹𝘆, 𝘁𝗮𝗸𝗲𝗼𝗳𝗳𝘀 𝗵𝗮𝗻𝗱𝗹𝗲𝗱 𝗯𝘆 𝗮𝗻 𝗮𝘀𝘀𝗶𝘀𝘁𝗮𝗻𝘁, 𝗮𝗻𝗱 𝘂𝗽 𝘁𝗼 $𝟭𝟱𝟬𝗞 𝗯𝗮𝘀𝗲 𝗽𝗹𝘂𝘀 𝗮 𝗯𝗼𝗻𝘂𝘀 𝗼𝗻 𝗲𝘃𝗲𝗿𝘆 𝗽𝗿𝗼𝗷𝗲𝗰𝘁 𝘆𝗼𝘂 𝘄𝗶𝗻.

This is the estimator seat at an established residential design-build contractor. About 75 percent of the work is new square footage: custom homes, large additions, ADUs and small multifamily. Projects run $250,000 to $4 million, and the average is around $650,000.

\n

𝗪𝗵𝘆 𝘁𝗵𝗶𝘀 𝘀𝗲𝗮𝘁

\n

• A virtual assistant does the takeoffs and loads the templates, which covers 30 to 60 percent of the work before it reaches you.

\n

• The system is already built. With the templates and pre-priced items, a basic to mid-grade project takes about 90 minutes to 3 hours to price.

\n

• You are in the room. You walk the site with the salesperson and present the estimate with them as the technical voice.

\n

• You own the number from the first site walk to the handoff to the project manager.

\n

• The company is growing into ground-up multifamily in the 5 to 20 unit range, and this seat prices it.

\n


\n

𝗪𝗵𝗮𝘁 𝘁𝗵𝗲 𝗷𝗼𝗯 𝗹𝗼𝗼𝗸𝘀 𝗹𝗶𝗸𝗲

\n

• 2 to 4 estimates out the door each week, with 2 to 10 active at a time

\n

• Plan review, scope, pricing and subcontractor bids on every project

\n

• About 30 percent of your time with clients, on site walks and estimate presentations

\n

• A clean turnover to the project manager when a job is sold

\n


\n

𝗪𝗵𝗼 𝘁𝗵𝗿𝗶𝘃𝗲𝘀 𝗵𝗲𝗿𝗲

\n

• You have priced whole buildings, not one trade, and most of your work has been new construction.

\n

• You worked for the builder the owner hired, and you have presented numbers to homeowners or property owners.

\n

• You work fast inside a system someone else built, and you make it better rather than starting over.

\n

• You are glad to hand off takeoffs and spend your time on scope and judgment.

\n

• Not your seat if your estimating has been remodels, insurance restoration or a single trade, if you priced apartment turns for an investor and never met a client, or if you want to work from home. The job is on site in San Diego five days a week.

\n


\n

𝗪𝗵𝗮𝘁 𝘆𝗼𝘂 𝗯𝗿𝗶𝗻𝗴

\n

• Around 10 years estimating new residential construction: custom homes, large additions or multifamily

\n

• San Diego subcontractor and supplier relationships you can use on day one

\n

• Strong plan reading, plus working knowledge of California code and permitting

\n

• Comfort with modern estimating software. The team runs Stack for takeoffs and is changing project management platforms within the next year, so adaptability matters more than any one tool.

\n

• A plus: pricing in CSI divisions, which usually comes from light commercial or larger multifamily work

\n

• Authorization to work in the United States without sponsorship

\n


\n

𝗣𝗮𝘆 𝗮𝗻𝗱 𝗯𝗲𝗻𝗲𝗳𝗶𝘁𝘀

\n

• $100,000 to $150,000 base, depending on experience

\n

• A bonus on every project you win

\n
