Project Manager - MEP/HVAC
Position Overview
We are seeking an experienced Project Manager - MEP/HVAC to lead commercial mechanical, electrical and plumbing projects from preconstruction through closeout. The successful candidate will be responsible for delivering safe, ontime and onbudget MEP/HVAC systems, coordinating interdisciplinary teams, managing subcontractors and ensuring compliance with client requirements, codes and industry standards. This role requires strong technical knowledge of HVAC, piping, plumbing and electrical systems, proven construction project management experience, and the ability to communicate effectively with owners, design teams and field personnel.
Key Responsibilities
- Lead and manage MEP/HVAC projects through all phases: preconstruction, procurement, construction, commissioning and closeout.
- Develop and maintain project schedules, budgets and cash flow forecasts; monitor progress and implement corrective actions to meet milestones and financial targets.
- Coordinate design review, constructability input, shop drawing review and approval for mechanical, piping, electrical and plumbing systems.
- Manage subcontractors and vendors: solicit bids, negotiate contracts, administer subcontracts, and oversee performance to ensure quality and schedule adherence.
- Conduct on-site supervision and regular site inspections to ensure installation quality, safety compliance and adherence to drawings and specifications.
- Drive value engineering and cost optimization initiatives while maintaining system performance and client expectations.
- Ensure all work complies with relevant codes and standards (local codes, ASHRAE, IBC) and secure necessary permits and inspections.
- Plan and oversee commissioning, testing and startup of HVAC and MEP systems; resolve operational issues and coordinate training and turnover documentation for the client.
- Identify and manage project risks and change orders; maintain accurate project documentation and change management records.
- Provide regular project status reports to clients and internal stakeholders; facilitate coordination meetings and foster strong client relationships.
- Mentor and coach junior engineers, site supervisors and project coordinators; promote best practices in construction execution and quality control.
Qualifications
- Bachelors degree in Mechanical Engineering, Construction Management or related technical discipline preferred.
- Minimum 7 years of progressive experience managing commercial MEP/HVAC construction projects; experience with mechanical, electrical and plumbing systems required.
- Proven technical knowledge of HVAC systems, ductwork, piping, pumps, controls, plumbing systems and electrical distribution in commercial buildings.
- Experience with project scheduling and cost control tools (MS Project, Primavera or similar) and familiarity with procurement and contract administration.
- Working knowledge of BIM/Revit for coordination is highly desirable.
- Strong understanding of building codes and standards (ASHRAE, IBC, NFPA and local codes) and experience obtaining permits and coordinating inspections.
- Demonstrated ability to manage subcontractors, lead crossfunctional teams and resolve field issues quickly and decisively.
- Excellent communication, negotiation and client management skills; strong organizational and problemsolving abilities.
- Certifications such as PMP, PE (Mechanical) or LEED accreditation are a plus.
- Willingness to travel to job sites and a valid drivers license.
