PORTER MAINTENANCE- 30 Work Hours
Weekly Schedule:
Thursday- Monday
11:00 AM-5:30 PM
Tuesday/Wednesday

The Porter-maintenance position requires the qualified person be able to work effectively and must be responsible and self-sufficient even when administration is not present as they are responsible for representing Universal Maintenance.
RESPONSIBILITES INCLUDE
- Removal of graffiti
- Exterior painting
- Change property signs (handicap, stop signs)
- Vacancy Cleanouts
- Minor sheetrock repair and patching
- Ceiling tile replacements
- Roof cleaning
- Plumbing (repair leaks, change of fixtures, unclogging backups)
- Vacuuming, dusting, de-webbing
- Sweeping, mopping
- Empty trash receptacles
- Public areas continuously monitored and picked up throughout the day
- Clean interior and exterior surfaces of lobby windows and windowsills
- Minor pressure washing
- When applicable, place safety hazard signs
- Respond to any major spills
- Keep dumpster areas clean and clear from debris
- Dust common area surfaces
- Dust buildings up to 10’ (use feather duster or gentle broom only)
- Pick up and dispose of loose trash throughout common areas and retail frontage
- Pick up debris around trash toters
- Wipe down storefront window mullions and casement trim on exterior of buildings (use wet
- rag, no abrasives or scrubbing)
- Clean and re-stock common area restrooms
- Check restrooms frequently and maintain cleanliness throughout shift (dry sinks, empty trash, replace trash liners, etc)
- Maintain custodial closets in a neat and orderly fashion.
- All debris/litter cleaned up will be disposed of in an onsite dumpster or toter
- Assist with trash overflow in exterior trash cans (tenants are responsible for changing the liners of these cans, but if overflowing needs to assist in cleaning up overflow.)
- Hose down decomposed granite
- Sweep drain at Munras entrance free from dg and other debris
- Provide minor maintenance services such as change light bulbs, use ladder, hang signs,minor painting/graffiti removal, and other minor repairs that can be made with basic, standard tool sets
QUALIFICATIONS
· Previous experience in the janitorial/maintenance industry is preferred
· Must speak, read, and write in English
· Be accountable and detailed oriented
· Great customer service
· Ability to communicate clearly with the Supervisor or Account Manager
· Maintain good personal appearance, punctuality, and excellent work ethic
· Must be able to lift, push, or pull up to 35 lbs
· Must be able to stand or walk for up to 8 hours per shift

El puesto de Porter-Mantenimiento requiere que la persona seleccionada pueda trabajar de manera eficiente y responsable, siendo autosuficiente incluso cuando el personal administrativo no esté presente, ya que será responsable de representar a Universal Maintenance.
RESPONSABILIDADES INCLUYEN:
- Eliminación de grafiti.
- Pintura exterior.
- Cambio de letreros de la propiedad (estacionamiento para discapacitados, señales de alto, etc.).
- Limpieza y desocupación de unidades vacantes.
- Reparaciones menores y parches de paneles de yeso (sheetrock).
- Reemplazo de losetas del techo.
- Limpieza de techos.
- Trabajos de plomería (reparación de fugas, cambio de accesorios y destape de obstrucciones).
- Aspirar, quitar el polvo y eliminar telarañas.
- Barrer y trapear.
- Vaciar los recipientes de basura.
- Monitorear continuamente las áreas públicas y recoger basura durante todo el día.
- Limpiar las superficies interiores y exteriores de las ventanas del vestíbulo y los marcos de las ventanas.
- Realizar trabajos menores de lavado a presión.
- Cuando corresponda, colocar señales de advertencia de peligro.
- Atender cualquier derrame importante.
- Mantener las áreas de los contenedores de basura limpias y libres de residuos.
- Quitar el polvo de las superficies de las áreas comunes.
- Quitar el polvo de los edificios hasta una altura de 10 pies (utilizar únicamente un plumero o una escoba suave).
- Recoger y desechar basura suelta en las áreas comunes y en las áreas exteriores frente a los establecimientos comerciales.
- Recoger residuos alrededor de los contenedores de basura.
- Limpiar los marcos verticales de las ventanas de los establecimientos y los bordes de las ventanas en el exterior de los edificios (utilizar un trapo húmedo; no utilizar productos abrasivos ni restregar).
- Limpiar y reabastecer los baños de las áreas comunes.
- Revisar los baños con frecuencia y mantenerlos limpios durante todo el turno (secar los lavamanos, vaciar la basura, reemplazar las bolsas de basura, etc.).
- Mantener los cuartos de limpieza ordenados y organizados.
- Todos los residuos y basura recogidos deberán desecharse en el contenedor de basura correspondiente ubicado en la propiedad.
- Ayudar con el desbordamiento de basura en los botes de basura exteriores (los inquilinos son responsables de cambiar las bolsas de estos botes, pero si se desbordan, se deberá ayudar a limpiar la basura derramada).
- Regar con manguera el granito descompuesto (Decomposed Granite).
- Barrer y mantener limpia la rejilla de drenaje en la entrada de Munras, libre de granito descompuesto (DG) y otros residuos.
- Proporcionar servicios menores de mantenimiento, como cambiar focos, utilizar escaleras, colocar letreros, realizar trabajos menores de pintura y eliminación de grafiti, así como otras reparaciones menores que puedan realizarse utilizando herramientas básicas y estándar.
REQUISITOS / CUALIFICACIONES
- Se prefiere experiencia previa en la industria de limpieza y/o mantenimiento.
- Debe hablar, leer y escribir en inglés.
- Ser responsable, comprometido y prestar atención a los detalles.
- Excelente servicio al cliente.
- Capacidad para comunicarse claramente con el Supervisor o Account Manager.
- Mantener una buena presentación personal, puntualidad y excelente ética de trabajo.
- Debe poder levantar, empujar o jalar hasta 35 libras.
- Debe poder permanecer de pie o caminar hasta 8 horas por turno.
