Jr. Processor (Reverse)

Job Description

The Jr. Mortgage Processor supports the loan processing team by managing pre-processing activities, file organization, documentation collection, system updates, and operational tasks that allow the Processor to efficiently move loans through the processing lifecycle.

The Jr. Processor is responsible for supporting two assigned Processors and plays a critical role in preparing loan files, completing initial file reviews, coordinating required documentation, and ensuring files are organized and ready for processing milestones.

This role requires strong attention to detail, organization, follow-through, and the ability to manage multiple loan files while maintaining accurate documentation, timely updates, and consistent communication with Processors, Loan Officers, and internal partners.


Key Responsibilities

1. File Assignment & Setup

  • Create required loan folders, including ShareFile and Outlook organization, upon loan assignment notification.
  • Assign the appropriate Processor within the loan system.
  • Complete initial file setup and ensure required systems are updated.

2. Pre-Scrub & Initial File Review

  • Complete initial loan file review prior to Processor engagement.
  • Reconcile data between loan origination systems and processing systems.
  • Update systems and upload initial stipulations.
  • Confirm product eligibility and review loan requirements.
  • Pull property profile and complete property/value verification.
  • Review borrower financial information and credit documentation.
  • Complete credit reissue requests as needed.
  • Order title.
  • Order FHA Case Assignment or Case Transfer when applicable.
  • Review application completeness and identify missing documentation.
  • Send required eSign requests.
  • Document findings, concerns, and items requiring Processor review.

3. Processor & Loan Officer Assignment Notification

  • Notify Loan Officer and Processor that initial scrub is complete.
  • Confirm title has been ordered.
  • Introduce assigned Processor and provide next steps.
  • Ensure all relevant notes and updates are documented.

4. Title Upload & File Updates

  • Upload received title documentation into the loan origination system.
  • Ensure title documentation is available for Processor review.
  • Communicate any issues identified during title receipt.

5. Appraisal Ordering Support

  • Order appraisal once title has been received and no issues are identified.
  • Confirm required underwriting conditions are satisfied prior to ordering appraisal when applicable.
  • Coordinate appraisal-related updates with the Processor.

6. Homeowners Insurance Coordination

  • Update homeowners insurance information after final appraisal value is received.
  • Confirm required insurance documentation is obtained and uploaded.

7. Additional Documentation & Verification Requests

  • Order and manage required third-party documentation, including:
  • Verification of Employment (VOE)
  • Verification of Mortgage (VOM)
  • HOA documentation
  • Manufactured home documentation
  • Other required processing items
  • Track outstanding items and communicate status updates.

8. Pre-Funding Support

  • Upon receipt of signed closing package from title:
  • Complete required loan system data entry.
  • Update homeowners insurance information.
  • Obtain Loan Officer signatures through electronic signature platforms.
  • Upload required closing documents according to checklist requirements.
  • Ensure file is prepared for funding review.

9. Post-Closing & Funding Support

  • Upon confirmation of loan disbursement from title:
  • Complete required system updates.
  • Upload funding documentation according to checklist requirements.
  • Notify Loan Officer that broker compensation requirements are ready.

10. Adverse Processing Support

  • Complete adverse processing requests received from the Processor.
  • Update required systems.
  • Finalize file disposition and documentation.
