Commercial General Contractor located in San Luis Obispo is looking for a team-orientated, self-starting individual to join our team. Competitive salary and benefits come with our casual, friendly, and challenging work environment. A wide and dynamic range of job duties awaits you and include:
Pre-construction & Bidding
· Working with our project team on initial cost estimating for new projects
· Solicit subcontractor input/bids for estimating (Bid packages)
· Site survey and documentation for assisting the budgeting/bid process
· Subcontractor bid analysis
· Working with the project Owner to fine-tune budgets for use in the final contract
· Assemble conceptual schedules
Construction Phase
· Buyout management-
o Complete bidding process
o Write subcontracts
o Procurement of buyout items (PO’s)
· Issue drawings and addendums to Subcontractor/field as required
· Receive, process and issue submittals to the Architect and/or other appropriate parties.
· Attend OAC meetings as required
· Assist the Superintendent with Subcontractor issues related to cost and schedule
· Process subcontractor CO’s, coordinate/review with Site Superintendent for accuracy of scope
· Issue Change Request Proposals to Owner with appropriate back-up
· Review RFI, Submittal and CRP Logs with project team/Owner
· Update and manage project logs
· Review and update the construction schedule with Site Superintendent
Post-Construction/Close-out
· Assist our Team with obtaining final releases from Subcontractors
· Obtain O&M’s and warranties from Subcontractors
· Assemble close-out packages for the Owner
