Project Manager Mechanical/HVAC (Multifamily & Residential Construction)
Position Overview
We are seeking an experienced Project Manager to lead mechanical and HVAC projects within multifamily and residential construction. The PM will oversee projects end-to-end, ensuring on-time delivery, budget adherence, quality installation, and code compliance. This role requires strong technical knowledge of mechanical and HVAC systems, proven construction project management skills, and the ability to coordinate subcontractors, design teams, and owners across multiple projects.
Key Responsibilities
- Manage full project lifecycle for mechanical and HVAC scopes in multifamily and residential developments from pre-construction through closeout.
- Develop and maintain project schedules, budgets, and cost forecasts; track progress and implement corrective actions as needed.
- Coordinate design review, constructability assessments, and value-engineering efforts with engineering and architectural teams.
- Select, manage, and supervise subcontractors and vendors; negotiate contracts and ensure performance meets specifications and schedule.
- Oversee procurement of materials and equipment, ensuring lead times and logistics are aligned with project schedules.
- Conduct regular site inspections to monitor installation quality, safety compliance, and adherence to project drawings and specifications.
- Serve as primary client contact for project status, change orders, and issue resolution; foster strong owner and stakeholder relationships.
- Manage project documentation including RFIs, submittals, change orders, daily reports, and as-built records.
- Ensure compliance with applicable building codes, mechanical/HVAC standards, and local regulations; coordinate inspections and approvals.
- Identify, assess, and mitigate project risks; implement corrective action plans and maintain change management processes.
Qualifications
- Minimum 5 years of project management experience in construction with a focus on mechanical and HVAC systems, preferably in multifamily or residential projects.
- Bachelors degree in Mechanical Engineering, Construction Management, or related field, or equivalent experience.
- Proven ability to read and interpret MEP drawings, specifications, and shop drawings.
- Experience with project management and scheduling software (MS Project, Procore, Primavera, or similar) and proficiency with Microsoft Office.
- Strong knowledge of mechanical/HVAC systems, equipment, load calculations, and installation best practices.
- Demonstrated experience managing budgets, cost control, and subcontractor negotiations.
- Excellent communication, leadership, and stakeholder management skills; ability to coordinate multidisciplinary teams.
- Familiarity with local building codes, mechanical codes (IMC/ASHRAE), and inspection processes.
- PMP or other project management certification preferred; OSHA 10/30 training a plus.
- Valid drivers license and willingness to travel to job sites as required.
