As a Real Estate Investment Agent, your primary responsibility is to identify, evaluate, negotiate, and secure investment properties at attractive purchase prices. You will work directly with homeowners, motivated sellers, and property owners to uncover real estate investment opportunities. From the initial conversation through contract execution, you will play a critical role in building and maintaining our acquisition pipeline.

This is a sales-driven position designed for individuals who are competitive, persistent, coachable, and comfortable working in a performance-based compensation environment. You won't be waiting for opportunities to come to you. You'll be actively building relationships, following up with prospects, analyzing deals, negotiating offers, and getting contracts signed.

Key Responsibilities

• Lead Management & Follow-Up: Respond to inbound seller inquiries, manage assigned leads, and proactively pursue off-market residential property opportunities.
• Property Analysis & Underwriting: Evaluate properties, analyze comparable sales (comps), estimate renovation costs, calculate After Repair Value (ARV), and determine Maximum Allowable Offers (MAO).
• Negotiation & Contract Acquisition: Build rapport with property owners, identify seller motivations, overcome objections, negotiate purchase prices, and secure signed purchase agreements.
• Pipeline Management: Maintain consistent follow-up with prospective sellers using our CRM and lead management systems.
• Property Walkthroughs: Conduct property visits, document property conditions, take photos, and gather information needed to evaluate potential investments.
• Team Collaboration: Coordinate with our Dispositions and Operations teams to ensure smooth handoffs and accurate deal information.
• Performance & Accountability: Consistently work toward acquisition goals, maintain activity levels, and contribute to the company's overall growth.

Candidate Profile & Qualifications

We are looking for individuals who are hungry to succeed, competitive, self-motivated, and comfortable in a sales-focused environment.

Ideal candidates will have:

• Experience in real estate, sales, inside sales, cold calling, appointment setting, or business development.
• Strong verbal communication, relationship-building, and negotiation skills.
• The ability to confidently communicate with homeowners and navigate difficult sales conversations.
• Basic understanding of real estate values, comparable sales, and property investment fundamentals (training provided).
• Strong organizational skills and the ability to manage multiple leads and follow-up tasks.
• Familiarity with CRM platforms and general computer skills.
• A coachable attitude and willingness to learn new sales strategies and systems.
• Resilience, persistence, and the ability to perform in a commission-based environment.

Compensation & Earning Potential

This is a 100% commission-based independent contractor position with uncapped earning potential.

Your compensation is tied to your performance and successful acquisitions. There is no fixed salary or guaranteed income.
